Sell the empty house that's costing you money.
An empty house still has taxes, insurance and upkeep, and it's a target for break-ins, copper theft and city notices. If you're done paying for a house nobody lives in, we'll buy it as-is.
The hidden costs of a vacant house
Many standard homeowner policies limit coverage once a house sits empty for a while, and vacant-property insurance costs more. Empty houses also get broken into, lose copper and HVAC equipment, and draw overgrown-lot and unsecured-structure notices from the city.
Every month it sits, those costs add up while the house keeps aging.
What we do
We can usually walk a vacant house on short notice, even if you live out of state. Unlock it for us or meet us there, and we'll send you the written offer and worksheet afterward. Damage from break-ins, water leaks or missing equipment just becomes a line on the worksheet.
How we figure the offer
Every offer comes with a written worksheet: what the house should sell for once it's fixed, minus the repair cost priced by a licensed builder, minus closing and holding costs, minus our margin. See an example worksheet.
Questions
I live out of state. Can we do this remotely?
Yes. We can walk the house without you there if you arrange access, and most closing paperwork can be signed remotely through the title company.
The house has been broken into and stripped. Will you still buy it?
Yes. We price whatever needs to be replaced.
What if the utilities are off?
That's fine. We'll bring lights.
